Salary: 90k-100k/ per year based on experience.
Position Summary
The Multifamily HVAC Project Manager is responsible for the full lifecycle management of assigned multifamily HVAC construction projects in the Nashville market. This role oversees project planning, scheduling, procurement, budgets, subcontractor performance, field execution, and customer relationships. The PM ensures projects are delivered safely, within budget, on schedule, and to the highest standards of quality and documentation.
This position requires strong leadership, proven experience in multifamily or commercial HVAC installations, and the ability to work collaboratively with field teams, general contractors, and internal departments.
Key Responsibilities
Project Planning & Startup
- Review contract documents, plans, specifications, scope, and schedules prior to project kickoff.
- Lead project startup meetings and establish communication pathways with the GC, field team, and subcontractors.
- Develop baseline schedules, manpower plans, and procurement logs.
- Coordinate submittals, RFIs, and long-lead material ordering with Preconstruction/Engineering.
Financial Management
- Own project budgets, cost tracking, forecasting, and monthly billing.
- Maintain accurate committed cost logs, subcontractor commitments, and PO tracking.
- Review bi-weekly cost reports and proactively address overruns or production shortfalls.
- Manage CORs, T&M work, pricing, negotiation, documentation, and approval routing.
Field Coordination & Execution
- Provide direct support to Superintendents and Foremen to ensure installation meets specifications and QC standards.
- Coordinate with plumbing and controls teams for sequencing and building turnover.
- Resolve field conflicts promptly through site visits, plan review, and communication with the GC.
- Conduct routine site walks to verify progress, manpower, safety compliance, and work quality.
Subcontractor & Vendor Management
- Procure and manage sheet metal, insulation, testing/balancing, and specialty subcontractors.
- Monitor subcontractor performance, productivity, manpower, and installation quality.
- Ensure vendors meet delivery schedules, warranty requirements, and submittal specifications.
Documentation & Controls
- Ensure Procore (or company-designated software) is updated with RFIs, submittals, daily logs, CORs, meeting minutes, photos, and inspections.
- Maintain organized job files including contract documents, correspondence, and approvals.
- Support QA/QC processes for inspections and system start-up/commissioning.
Safety & Compliance
- Promote a safety-first culture and ensure all field teams comply with OSHA and company safety policies.
- Support Safety Manager and Superintendent in correcting unsafe conditions or practices.
- Participate in safety audits and provide corrective-action follow-up.
Client & Team Communication
- Serve as the primary point of contact for the GC on project issues, coordination, and progress.
- Lead weekly OAC and MEP coordination meetings and distribute meeting minutes.
- Provide timely updates to executive leadership on project status, risks, and corrective actions.
- Build and maintain strong relationships with clients, inspectors, and trade partners.
Qualifications
- 5+ years of HVAC project management experience; multifamily or commercial multi-story experience required.
- Strong understanding of HVAC systems, installation practices, and mechanical codes.
- Proficient in reading and interpreting mechanical plans, BIM coordination drawings, and specifications.
- Procore or construction management software experience preferred.
- Strong financial acumen and ability to manage job cost, forecasting, and billing.
- Excellent communication, leadership, and problem-solving skills.
- Must be willing to visit job sites regularly.
- Valid driver’s license and ability to travel to local/regional projects.
