The spirit of the position:
The Maintenance Manager oversees the maintenance operations under the direction of the Operations Manager to ensure 24/7 professional maintenance management through the implementation of procedures and preventive maintenance to equipment. As a company devoted to promoting an employee-focused servant leadership culture, the Maintenance Manager will support the programs and initiatives originating from our client or home office and help to support the individual needs of their operational teams throughout their assigned location(s).
Principal Job Duties:
- Lead, direct, and develop a team of employees to accomplish annual and periodic goals/initiatives, while embodying and using LAZ Parking’s culture as a guideline.
- Identifying high potential employees to support the organization’s continued growth.
- Conduct monthly all-staff training, as well as leading all maintenance training activities.
- Managing, planning, scheduling, training, and directing the activities of Maintenance Supervisors, which may require compliance with the Collective Bargaining Agreements.
- Prepare daily maintenance schedules for locations, vehicles and equipment.
- Ensure employees check and maintain equipment to include testing, proper operations, secure storage, and general appearance on a daily basis.
- Leading and completing Snow Removal Services as needed 24/7.
- Verify maintenance schedule for completed daily assignments, inspecting the work of the team and signing off on completion and quality to client expectations.
- Ensure any service requests including maintenance, removal, and installation of equipment are completed within a timely manner and within our operating agreements’ timelines.
- Note and report any safety conditions relating to equipment, locations, or anything else in or around the place of employment. Remedy as needed.
- Ensure that all housekeeping duties are performed efficiently at all locations, frequently auditing the properties and inspecting team performance.
- Process and issue assignment requests for equipment repairs and maintenance and maintain repair logs.
- Ownership of the fleet and assignment of vehicles, including daily inspections and any repair arising from.
- Participate in planning and completion of projects, job costing and assignment.
- Coach and manage safety and PPE compliance amongst the team, including safe driving practices, equipment and tool use and maintenance.
- Implementation and completion of other projects, programs, and initiatives that may arise from assigned location(s).
- Other additional duties as assigned by management or requested by clients.
- Meet with Operations Manager as needed to discuss current team performance, disciplinary actions, highlight/rave those who are succeeding, game plan for the upcoming week, look at data and trends to make decisions in the field to advance the operation.
- Have a full understanding of Audit Requirements and lead within those guidelines.
- Perform a monthly inventory check of all equipment and note any damaged or missing items to Operations Manager to investigate or replace.
- Conduct daily/weekly/monthly safety audits to ensure the facilities are safe and ready for our team, customers and client. Communicate any issues to proper departments in a timely manner for remediation.
- Understand, implement, and deliver all requirements that are outlined within the contractual agreement between LAZ Parking and our clients.
Education and qualifications:
- Bachelor's Degree or equivalent work experience.
- Valid driver’s license for at least 2 years, with a clean driving record.
Experience: 2+ years in any Management role. 2+ years facility or equipment maintenance experience Knowledge of Excel, Word, Power Point and General Microsoft Office Applications.
Skills: Parking industry experience is preferred but not required. Ability to seek improvement and create an environment of idea sharing and creative problem solving. Strong customer service skills. Ability to be approachable and facilitate coaching conversations with employees and managers. Ability to mitigate and lead others to overcome challenges (Never Ever Give Up Attitude). Ability to encourage open expression of ideas and opinions. Excellent team building and interpersonal skills. Ability to work independently and multi-task. Ability to communicate professionally and effectively with all levels of the organization. Ability to interpret policies, procedures, and standard business practices. Demonstrates a sense of urgency and timeliness.
Physical Demands: Willingness to work in the elements for extended periods – heat, wind, snow, rain, etc. Ability to lift, push and pull at least 25 pounds. Ability to stand, walk and run for extended periods of time. Ability to bend, stoop, squat and lift frequently throughout a shift.
